Privacy Policy

This Privacy Policy describes how Jackson MS Investments, LLC d/b/a JMI Capital (“JMI Capital”, “we”, “us”) collects, uses, and discloses information when you access jmicapital.co, our investor portal, or otherwise interact with us.

• Investor application data: name, email, capital range, investment goals, and any documents you upload to verify accredited-investor status.
• Account data: email, authentication metadata, role, sign-in timestamps, and IP addresses associated with portal access.
• Investment activity data: properties on which you have expressed interest, deals you are invested in, payment / facilitation-fee status, and signed documents you receive through our e-sign vendor.
• Usage data: pages viewed, actions taken in the portal, device + browser characteristics, and aggregated performance metrics.
• Communications: emails you send us and AI-Concierge chat transcripts you produce in the portal.

• Verify accredited-investor status + onboard you to the portal.
• Surface investment opportunities that match the criteria you save in your profile.
• Process facilitation fees + closing transactions via our payments vendor.
• Generate documents (Property Summary Agreement, deal summaries) and route them for e-signature.
• Operate, secure, and improve the Site + portal, including fraud prevention, abuse detection, and incident response.
• Comply with applicable laws + respond to legal process.

We share information with vendors only as needed to operate the Site and portal. Today these include:

• Supabase — authentication + database + file storage.
• Vercel — application hosting, edge network, and observability.
• Resend — transactional email delivery (sign-in links, password resets, deal notifications).
• BoldSign — e-signature processing for Property Summary Agreements.
• Stripe — payment processing for the one-time facilitation fee.
• Anthropic / OpenAI / Vercel AI Gateway — model inference for the AI Concierge + document understanding pipeline. Conversations are not used to train models.

Each vendor is contractually required to handle your data only on our instructions and consistent with this Policy.

We do not sell your personal information. We may share information:

• With the service providers above, as described.
• With professional advisers (attorneys, accountants, auditors) under standard confidentiality terms.
• In connection with a sale, merger, financing, or reorganization of our business — only under standard confidentiality and successor-Privacy-Policy terms.
• When required by subpoena, court order, regulator request, or other legal process.

The Site uses cookies and similar technologies only for essential functionality (authentication session, CSRF protection, rate-limit enforcement) and basic anonymous usage analytics. We do not use cross-site advertising cookies.

We keep investor application data for the life of your account plus seven years thereafter to meet recordkeeping requirements. Deal documents and signed agreements are retained for the longer of the deal lifecycle or applicable statutory retention. Usage logs are kept for up to 90 days.

We use encryption in transit (TLS) and at rest, role-based access controls, row-level security on the database, and least-privilege credentials across our vendors. No system is perfectly secure; report suspected vulnerabilities to security@jmicapital.co.

Depending on where you live, you may have rights to access, correct, delete, or port your personal information, and to object to or restrict certain processing. To exercise these rights, email privacy@jmicapital.co.

The Site is not intended for individuals under 18. We do not knowingly collect information from children.

We may update this Policy from time to time. Material changes will be posted here with a new effective date.
